Program Description

These General Terms and Conditions of the SME Mortgage Synergy (SMS) Program (“General Terms and Conditions of the Program”) set out the terms and conditions applicable to program participants joining the SME Mortgage Synergy (SMS) Program(“Program”) organised by PT Bank Danamon Indonesia Tbk (“Bank Danamon”).

The Program is a scheme designed to facilitate prospective borrowers/customers in obtaining both consumer credit/financing facilities (the Mortgage segment) and productive credit facilities, in the form of working capital and investment loans (the Small Medium Enterprise/SME segment), simultaneously through an integrated assessment (single assessment). Prospective borrowers/customers may maximise the credit/financing facility limit available to them.

By participating, the Customer agrees to and is bound by all provisions set forth in these General Terms and Conditions of the Program as follows:

Program Period

The Program will be conducted during the period from May 11st, 2026, to December 11st, 2026.

Program Criteria

Submission of credit or financing facilities, both productive and consumptive, at Bank Danamon can be carried out in one step—whether by increasing the credit limit (top up), transferring facilities from another bank (take over), or applying for new facilities.

Collateral

Required collateral conditions:

  • Cross collateral between collateral for consumptive facilities (Mortgage) and productive facilities (SME).
  • Additional collateral may be provided in accordance with the specified criteria.

Criteria for Consumptive Collateral (Mortgage)

  • House, apartment, shop house (ruko), or office house (rukan).
  • Must be under the name of the prospective debtor/customer or legal spouse.
  • If not yet under the name of the prospective debtor/customer or spouse, the certificate must already be subdivided and ready for execution of the Sale and Purchase Deed (AJB).

Criteria for Productive Collateral (SME)

  • Land and buildings such as residential houses, shop houses (ruko), office houses (rukan), offices, warehouses, or factories.

Interest & Fees

  • Interest rates, administrative fees, and commission in accordance with the applicable regulations at Bank Danamon; and
  • Insurance premiums, valuation fees, and notary fees as invoiced

The Bank reserves the right to accept or reject applications from prospective borrowers/customers in accordance with the Bank’s policies and in full compliance with the Bank’s applicable regulations.

Program Risk

A prospective borrower’s or customer’s application for a loan or financing may be rejected by the Bank if it does not meet the Bank’s applicable requirements.

Program Participant Complaints

  1. If you have any questions, complaints or grievances regarding the Program, Program Participants may submit a complaint regarding the Program either verbally or in writing via email: referral.center@danamon.co.id.
  2. Where a complaint is submitted in writing, the Bank may request supporting evidence for the examination or investigation of the Program Participant’s complaint in accordance with the applicable provisions.
  3. The procedures for complaint handling can be accessed via the website www.danamon.co.id/Personal/Lainnya/Proses-Penanganan-Keluhan-Nasabah.

Other Terms and Conditions

  1. These General Terms and Conditions of the Program form an integral and inseparable part of the “General Terms and Conditions for Accounts and Banking Services” and the “General Terms and Conditions for Sharia Accounts and Banking Services” applicable at Bank Danamon. In the event of any discrepancy or conflict between those provisions and the General Terms and Conditions of the Program, the General Terms and Conditions of the Program shall prevail.
  2. Program Participants hereby agree and acknowledge that the Bank reserves the right to revise, amend, or supplement the General Terms and Conditions of the Program from time to time. All changes or updates will be communicated through the Danamon’s available communication channels. If such changes involve modifications to benefits, risks, fees, or other conditions, Program Participants have the right to submit written objections to Bank Danamon within thirty (30) business days from the notification date. If no objection is submitted within that timeframe, the Program Participant is deemed to have agreed to the changes. If the Program Participant disagrees, they may cancel their Program enrollment after fulfilling any outstanding obligations to Danamon (if any)
  3. Program participants understand that, for certain changes in accordance with the provisions of applicable laws and regulations, the notice period for such changes may be waived.
  4. Program Participants state that there are no, and will be no, transactions that indicate money laundering or other activities prohibited under prevailing laws and regulations in Indonesia.
  5. If there are indications of fraud, misuse, irregular or suspicious transactions, money laundering, or violations of applicable laws, Danamon has the right to cancel transactions, terminate use of Danamon products/services, revoke Program participation, and withdraw Program benefits from the affected Program Participant. The Program Participant must still fulfill any outstanding obligations to Danamon (if any).
  6. If any provision of these General Terms and Conditions of the Program is, by virtue of a government or court ruling, prohibited, unenforceable, invalid or declared null and void, this shall not affect the validity of the other provisions of these General Terms and Conditions of the Program, and such other provisions shall remain in full force and effect and shall be enforceable as set out in these General Terms and Conditions of the Program.
  7. Should any irregularities regarding this Program be discovered or should any suspected fraud occur, Program Participants are advised to report this immediately via Hello Danamon.
  8. The headings and terms used in these General Terms and Conditions of the Program are intended solely to facilitate understanding of the content of these General Terms and Conditions of the Program.
  9. The General Terms and Conditions of the Program has been adjusted to comply with applicable laws and regulations, including provisions issued by the Financial Services Authority (OJK).
  10. PT Bank Danamon Indonesia Tbk is licensed and supervised by the Financial Services Authority (OJK) and Bank Indonesia, and is a member of the Indonesia Deposit Insurance Corporation (LPS) guarantee program.

Warning

Program Participants must exercise caution against fraud committed by individuals claiming to represent Danamon and promising rewards of any kind. Any fraudulent activity or other criminal acts carried out by third parties in connection with or claiming affiliation with the Program are beyond the authority and responsibility of Danamon.
